Introduction

 

Burlington House Bed and Breakfast has 3 guest bedrooms all with en-suite rooms. There is a ground floor suite which consists of a double bedroom with a separate single room off it. Two rooms are situated on the first floor. This statement provides a summary of our provision. Please call if you have any questions.

 

Pre-Arrival

  • Bus stops are within 5 minutes level walk away. The buses serve the local area and connect with Kings Lynn (15 miles away) on a regular basis.

  • Main line railway station is at Kings Lynn, and is only a few minutes walk from Kings Lynn coach station.

  • There are several local taxi services which we can book for you.

  • Burlington House is situated 5 minutes walk from Hunstanton sea front and the town centre.

  • We can collect guests by car from Hunstanton bus station.

  • There is a mobility shop in Hunstanton High Street, Mobility 2000, 01485 533400, they hire wheelchairs and mobility scooters. They can also repair and service your own equipment.

Arrival & Car Parking Facilities

  • We have car parking. We have two drives which take 1 vehicle each, and can be reserved. If the vehicles are driven onto the drives this will allow rear access to the vehicle. There is also parking on the road outside the property and a church car park directly opposite.

  • All roads, drives and footpaths to the property are tarmacced, and there are dropped kerbs opposite the 2 drives

  • Assistance is given to help guests from their car to their room.

  • We have a garage where guests can store their mobility scooters with electricity for the charging of batteries.

  • There is a good network of tarmacced pavements between the property and the town centre/sea front with plenty of dropped kerbs to make the area easily accessible via a mobility scooter or walker. There are no speed bumps in the area.

  • The property signage is large and clear and adjacent to one of the drives, it clearly displays the telephone no.

  • There are 2 door bells which can be easily reached.

  • There is collection/porterage service provided from car/taxis/local public transport.

  • Depending upon whether you are parked in the road or one of the drives the distance from the car parking spaces to the front door is a minimum distance of 800 cm and a maximum of 1200 cm. The walkway is uncovered and the surface is level tarmac and tiles. The area is lit at night by both street lighting and outside lighting on the property.

  • There are 2 steps into the property. The height of each step is 10 cm and 16 cm. and the width is 110 cm. There are 2 silver aluminium grab rails to the right of steps.

  • The tiled path from pavement to the main entrance is 110 cm wide.

Main Entrance & Reception

  • The front door is a single door and is 80 cm. wide. It is self locking and guests always have their own key.

  • There is a rear entrance to the ground floor suite which is accessed via one of the drives and leads into a lockable cycle store, door 75 cm. wide, which could be used to store a mobility scooter or any other equipment.

  • This leads into a paved courtyard garden. From here there are three steps which measure a min of 12 cm. and a max of 17 cm. leading up to the suites rear entrance. There is a gold grab rail to the left and a silver aluminium grab rail to the right. The rear door is 70 cm. wide and leads into the dining/kitchenette area which has a tiled floor.

  • The front door opens onto a large built in doormat and the surface then changes to laminate flooring which continues into the dining room which is also used as a reception area, and has adequate seating.

  • Once inside the house the whole of the ground floor is on one level.

  • There is an excellent standard of bright lighting throughout all areas.

  • There are additional keys to all rooms available if requested.

  • Each room has a pad and pen for guests use.

  • A radio is on during breakfast in the dining room and this would be turned down/off on request.

  • There is an emergency lighting system in the hall and landing and the fire exit route is via the main entrance door.

Public Areas - General (Internal)

  • The hallway is 95 cm. wide and 500 cm. long and has laminate flooring. The door to the dining room is 74 cm. wide and this room also has laminate flooring.

  • There are 13 stairs to the first floor landing which has 45 degree turn to the left. The stairs are 70 cm. wide and 20 cm. in height. There is a white wooden painted handrail to the right of the stairs 90 cm. above the treads.

  • The landing is 85 cm. wide and 440 cm. long. It has a stained wooden balustrade the length of it to the left.

  • The hall and stairs are very well lit and lights are kept on during the night.

  • The stairs and landing has short pile carpet.

  • All doors leading off the hall/landing to public rooms or guests rooms are painted white and are fire doors.

Public Areas - WC

There is no public w.c.

 

Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe

  • The dining room is on the ground floor 185 cm. distance from the main entrance and opposite the ground floor suite and has 3 circular tables 100 cm. in diameter with an underspace of 73 cm. and a table height of 75 cm.

  • Chairs do not have arms and from floor to seat it is 45 cm.

  • All furniture is flexible and can be moved on request.

  • Food allergies and special diets can be catered for.

Laundry

  • Not available. However in special circumstances a full washing and ironing service can be provided on request.

Shop

  • Not available. There is a wide range of shops in the town centre 5 minutes walk away.

  • A garden with various patio and seating areas.

  • A conservatory for guests use, only accessible from the garden.

Bedrooms

  • There are 3 bedrooms, all are en-suite. 1 on the ground floor, 2 on the first floor.

  • The door widths to all bedrooms are 74 cm.

  • The ground floor room (room 1) has a double bed 60 cm. high and a single room off it, bed 64 cm.

  • Room 2 has a double bed 53 cm. and single bed 64 cm. high.

  • Room 3 has 2 twin beds 50 cm. high (these cannot be put together).

  • Furniture is moveable on request.

  • Each room has a television with subtitles, and a remote control.

  • Each room has an en-suite.

  • All bedrooms have short pile carpet.

  • There are armchairs with arms in all bedrooms.

  • All bedrooms have both overhead and ambient lighting.

  • All kettles are cordless.

  • Each room has a mini fridge.

  • Door width is 65 cm. and is outward opening.

  • Available, unobstructed clear floor space is 150 cm x 125 cm.

  • Wash hand basin has a pedestal and is 83 cm. high.

  • Floor surface is tiled.

Room 2 en-suite.

  • Door width 74 cm. opening inwards.

  • Available unobstructed clear floor space is 140 cm. x 70 cm. increasing to 145 cm.

  • Toilet is 43 cm. high.

  • Shower cubicle's stepledge 17 cm, folding doors entrance 56 cm.

  • Bath edge is 55 cm. high.

  • This room has a sloping ceiling with beams above bath which gives restricted head room of 90 cm. high above bath edge.

  • Wash hand basin has a pedestal and is 81 cm. high.

  • Floor surface is vinyl.

Room 3 en-suite.

  • Door width 74 cm. opening inwards.

  • Available, unobstructed clear floor space is 300 cm. x 180 cm.

  • Toilet is 45 cm. high.

  • Shower cubicle's stepledge 26 cm, single door opening outwards 53 cm wide.

  • Wash hand basin has a pedestal and is 80 cm. high.

  • Floor surface is tiled.

  • The rear garden is accessible by either a gate leading from the front drive or the private courtyard garden of room 1.

  • All pathways are level and either paved or decked.

  • There are various patio areas with seating, consisting of tables and chairs with arms or a bench with arms.

  • The conservatory is accessible via level paving and decking and the stepledge is 10 cm. high. There is a conservatory suite and table and chairs (without arms).

  • The conservatory has a good standard of lighting.

  • Both the front and rear gardens is floodlit at night.

Additional Information

  • There is no smoking within the premises but smoking is permitted in the garden and ashtrays are provided.

  • There is a full fire alarm system installed, escape route is via the main front door.

  • If assistance is required in the event of evacuation, please notify us on arrival.

  • Fire evacuation procedures are displayed in each guest room.

  • Fridges are provided in each guest room for their own use.

  • There is a bell at the door to owner’s private accommodation.

  • Owners can be contacted at all times via the main telephone no. When owners are off the premises the main phone is diverted to a mobile phone.

  • Owners land line phone is cordless and can be used by the guests for emergency calls.

  • Room 1 (ground floor) has a separate single room off it which could be used by a carer.
